    Construction Project Manager

    Roles and Responsibilities

    • Coordinating with cross-discipline team members to make sure that all parties are on track with project requirements, deadlines, and schedules.
    • Understanding the capabilities of the team members
    • Planning the project in advance and following clear and agreed milestones
    • Meeting with project team members to identify and resolve issues.
    • Submitting project deliverables and ensuring that they adhere to quality standards.
    • Preparing status reports by gathering, analyzing, and summarizing relevant information.
    • Establishing effective project communication plans and ensuring their execution.
    • Facilitating change requests to ensure that all parties are informed of the impacts on schedule and budget.
    • Management of project’s budget
    • Coordinating the development of user manuals, training materials, and other documents as needed to enable successful implementation and turnover of the process or system to the clients.
    • Identifying and developing new opportunities with clients.
    • Obtaining customer acceptance of project deliverables.
    • Managing customer satisfaction within the project transition period.
    • Conducting post-project evaluation and identifying successful and unsuccessful project elements.
    • ERP project oversight.

    Qualifications

    • A bachelor’s degree or master's degree in a related field – advantage
    • 5-10 years of project management experience in Kenya (other countries advantage)
    • Project Management Professional (PMP) certification is a plus.
    • Proven experience in project management.
    • Ability to lead project teams of various sizes and see them through to completion.
    • Strong understanding of formal project management methodologies.
    • Experience as a construction project manager, IT project manager, or ERP project manager.
    • Able to complete projects in a timely manner.
    • Understanding of ERP implementation.
    • Experience overseeing a construction project.
    • Budget management experience.

    Lead Quantity Surveyor

    Cost Estimation and Budgeting 

    • You will prepare accurate cost estimates for materials, labor, equipment, and other project-related expenses. 
    • You will develop and manage project budgets, tracking expenses and ensuring cost control. 

    Tendering and Procurement 

    • You will assist in preparing tender documents and procurement strategies. 
    • You will evaluate and analyze bids from contractors, suppliers, and subcontractors to ensure competitiveness and value for money. 

    Contract Management: 

    • You will prepare and review construction contracts, including terms and conditions, payment schedules, and variations. 
    • You will ensure that all parties involved in the project adhere to contractual obligations. 

    Project Monitoring and Control: 

    • You will monitor project progress and compare it to the initial budget and schedule. 
    • You will identify cost overruns or potential cost-saving measures and recommend appropriate actions. 

     Change Management: 

    • You will assess and manage changes to the project scope, including evaluating the impact on costs, schedules, and quality. 
    • You will prepare and negotiate change orders when necessary. 

    Risk Management: 

    • You will identify potential risks that could impact the project's budget and schedule. 
    • You will develop risk mitigation strategies and contingency plans to address potential issues. 

    Valuation and Payment Certifications: 

    • You will verify work completed by contractors and subcontractors and ensure it aligns with payment claims. 
    • You will issue payment certificates and manage payment processes. 

    Final Accounts and Settlement: 

    • You will prepare final accounts upon project completion, detailing all costs incurred. 
    • You will facilitate the approvals from the Managing Directors and settlement of accounts between various parties involved in the project. 

    Reporting: 

    • You will prepare regular progress and financial reports for clients, stakeholders, and management. 
    • You will provide information on project costs, variations, and financial forecasts. 

    Collaboration and Communication: 

    • You will collaborate with project managers, architects, engineers, and other stakeholders to ensure cost-effective project delivery. 
    • You will communicate effectively with all parties to ensure a clear understanding of cost-related matters. 

    Legal and Regulatory Compliance: 

    • You will need to stay updated on relevant construction laws, regulations, and industry standards. 
    • You will ensure that projects adhere to legal requirements and standards related to costing and finances. 
    • You are qualified if you posses: 
    • A bachelor's degree in Quantity Surveying, or a related field. 
    • Member of BORAQS 
    • 10 years+ experience in QS roles, with at least 5 in the construction space 
    • Strong skills in spreadsheet software (e.g., Microsoft Excel) for cost calculations, financial analysis, and reporting. 
    • Familiarity with cost analysis softwares i.e. ArchiCAD, AutoCAD, 
    • Strong analytical and mathematical skills to accurately estimate costs, evaluate bids, and analyze financial data. 
    • Excellent written and verbal communication skills to interact with project stakeholders, negotiate contracts, and prepare reports. 
    • Ability to negotiate effectively with contractors, subcontractors, suppliers, and other parties involved in the construction process. 
    • Keen attention to detail to accurately analyze project specifications, contracts, and financial data. 
    • Understanding of project management principles and methodologies to effectively collaborate with project managers and other team members. 
    • Familiarity with construction laws, regulations, and industry standards related to cost management, contracts, and payment processes. 
    • Effective time management skills to handle multiple projects simultaneously and meet deadlines. 
    • Ability to work collaboratively in multidisciplinary teams and maintain positive relationships with colleagues and stakeholders. 
    • Great aptitude for identifying potential issues and proposing solutions to challenges that may arise during the project lifecycle.
